Where a job calls for a specialized or licensed trade, that work is performed by a partner company that actually holds the licence for it, rather than by whoever turned up first.

Written for how houses here are actually built

Most restoration advice online was written for houses with basements. Parker County does not have them. Homes here are slab-on-grade, with water heaters and HVAC air handlers mounted in unconditioned attics and supply lines running through attic space and exterior walls. That single construction difference changes where water goes, how long it hides, and what it destroys on the way down.

It also changes the timeline. The widely repeated figure is that mold begins growing 24 to 48 hours after water intrusion, and that number assumes moderate conditions. A North Texas summer is not moderate. Wet material inside an unconditioned attic is in close to ideal growth conditions, which is why we treat a summer water loss as a same-day problem rather than a next-day one.

What we will tell you straight

We do not handle or negotiate insurance claims — under Texas law that is public adjusting, and it is separately licensed work. What we can do is document the damage properly so your claim reflects what actually happened: photographs before mitigation, moisture readings, daily drying logs, and a scope that matches the invoice.

You are also always free to choose who does the work. If you would rather use a contractor your insurer recommends, or one you already know, that is a legitimate choice and we will say so.
