Why water damage behaves differently here
If you search for what to do after a water leak, most of what you find assumes a basement: water pools at the lowest point, you pump it out, you dry the space. Parker County homes are built on concrete slabs. There is no basement and no low point to pump from. Water finds a different path.
In a typical Weatherford-area home, the water heater and the HVAC air handler both sit in the attic. Supply lines run through that attic and down through interior walls. When something fails up there, gravity does the rest — water moves through insulation, saturates ceiling drywall, follows top plates into wall cavities, and reaches the slab last. By the time you see a stain on the ceiling, the insulation above it has usually been wet for a while.
This matters for three practical reasons:
- The damage is upside down from what you expect. The worst of it is above your head, not underfoot. Ceilings, attic insulation, and the wall cavities in between take the real hit.
- It hides longer. Attic insulation absorbs a remarkable amount of water before anything becomes visible downstairs.
- Drying is harder. An unconditioned attic in July is not an environment where wet material dries on its own. It is an environment where wet material grows things.
The freeze problem
The single largest driver of water damage claims across North Texas is not rainfall. It is cold.
During Winter Storm Uri in February 2021, the Texas Department of Insurance recorded more than 500,000 insurance claims statewide, with roughly 5.8 billion dollars paid out. The overwhelming majority were property claims, and burst pipes were the dominant cause. Survey work afterward suggested that around 16 percent of Texas residents had pipes freeze and burst — an enormous share of the housing stock all at once.
The reason it was so widespread is architectural. North Texas plumbing is designed for North Texas winters, which historically means brief freezes, not multi-day ones. That produces predictable weak points:
- Attic runs. Supply lines and water heaters sitting in attic space with no conditioned air reaching them.
- Garage plumbing. Lines running through unconditioned garages, often with a water heater alongside.
- Exterior wall supply lines, particularly in homes built in the 1970s and 80s when wall insulation standards were lighter.
- Hose bibs without frost-proof valves or insulated covers.
The compounding factor in a freeze event is that everyone’s pipes fail on the same day. Every restoration crew within an hour’s drive is booked solid, and water runs in unoccupied houses for hours or days before anyone reaches them. If you are reading this before a freeze rather than during one, the single most useful thing you can do is locate your main shutoff now and make sure it turns.
Hail is a water damage story
Parker County sits in one of the most hail-prone corridors in the country. Texas leads the nation in hail claims, and the Dallas–Fort Worth area averages several reportable hail events a year. The 1995 Mayfest storm dropped hail up to four and a half inches across Parker and Tarrant counties. The June 2023 outbreak across the Metroplex produced insured losses estimated in the billions.
Homeowners tend to file hail damage as a roofing problem, which it is. But a roof breach is also a delayed water damage event. The hail itself does not flood your house. The next rain does. If your roof took a hit and the repair is scheduled for three weeks out, the tarp between now and then is doing real work.
What a legitimate contractor will actually do
Restoration is a measurable process, and a competent contractor will show you the measurements:
- Moisture mapping. Meter readings across affected and unaffected material, so there is a baseline to dry back to.
- Extraction. Removing standing and absorbed water before drying begins.
- Controlled drying. Air movers and dehumidifiers placed deliberately, with daily readings logged. Drying is not “leave some fans running.”
- Selective demolition. Removing material that will not dry — usually wet insulation, saturated drywall, and some flooring. Good contractors remove as little as possible; the goal is to dry, not to gut.
- Documentation for the claim. Photos, readings, and a scope that matches the invoice.
Ask to see the daily moisture logs. A contractor who cannot produce them is not drying your house, they are storing equipment in it.
